Town Center Courtyard II, is proposing the development of land north of Cruickshank Drive and between North 8th Street and the Town Center II Commercial Development. The project consists of the following entitlements:
Conditional Use Permit 22-04 (CUP) for a residential planned unit development consisting of 102 single family residences on lots ranging from 4,960 SF to 8,772 SF and averaging approximately 5,000 SF.
Tentative Subdivision Map 22-03 to create 102 residential lots and 11 industrial lots. Industrial lots will range in size from 1.1 acres to 3 acres in size. The residential lots will be consistent with the CUP proposal mention above.
Change of Zone 22-03 and General Plan Amendment 22 -02 to change the zoning of the proposed residential component of the project from CG-General Commercial and ML-Light Manufacturing to R2-Varianble Residential. This would allow for the development at densities of up to 12 dwelling units per acre.
